Did You Know: Edgewater Was Built Around Lady Ann Lake and a Forgotten “Space City” Dream

his Madison and Huntsville community grew up around a massive lake and it still feels like a hidden pocket of calm minutes from everything.

Did you know: Edgewater is not just one subdivision
Edgewater is best described as a community made up of multiple neighborhoods that share the same centerpiece... Lady Ann Lake. The Edgewater Owners Association describes Edgewater as spanning both Madison and Huntsville and being centered around the lake.

Did you know: Lady Ann Lake is the reason the whole place feels different
Lady Ann Lake is huge by neighborhood standards. Edgewater’s own materials describe it as the centerpiece where residents can fish and boat and enjoy wildlife.

You will see the lake described at different sizes depending on the source and the measurement. Some community material references about 120 acres and some descriptions reference about 140 acres. Either way the point is the same... it is an unusually large lake for a residential community and it shapes the entire vibe.

Did you know: the area once had a wild theme park plan
One of the coolest pieces of “deep cut” history is that there was once a proposed space themed park development around Lady Ann Lake. Local history coverage notes construction started on a theme park concept and then faded out leaving behind a few physical traces. That is the kind of Madison area story people drive past every day without knowing it.

What makes Edgewater a great place to live
1) It feels like a retreat but it is not isolated
Edgewater sits close to major corridors which is why it surprises people. You can have water views and quiet streets while still being near the Zierdt Road and I-565 area that connects to the rest of Madison and Huntsville.

2) The lake creates built-in “third places”
Even if you never own a boat the lake gives you reasons to get outside. Walking, jogging, sitting by the water, watching birds, meeting neighbors by accident. That is hard to replicate in newer developments that are only rooftops and roads.

3) It is covenants-protected and resident-run
Edgewater is managed by an active homeowners association that is owned and managed by residents which tends to keep expectations clear and amenities maintained.

4) It offers variety without losing identity
Because it is a community of neighborhoods you get different home styles and price points while still sharing the same lake-centered identity.

“Edgewater wasn’t built around a clubhouse. It was built around a lake.”
